Terms & Conditions of Booking
 
AVAILABILITY
Arrival time is between 3.30pm and 5.30pm. To ensure that each apartment is thoroughly cleaned and prepared we ask that you do not arrive earlier than this time. If you plan to arrive after 5.30pm, please call us to make arrangements to pick up the keys for your apartment. Your apartment must be vacated by 10.00am, at the latest, on the last day.

BOOKING AND PAYMENT
Bookings can only be confirmed after receipt of: The booking form signed, accepting our terms and conditions, by a person over 18 on behalf of your party, and a 25% deposit of the total bill. (cheques made payable to Mr. A.Palin) On confirmation of the booking you become liable for the full balance of the account. THE BALANCE OF THE ACCOUNT MUST BE PAID NOT LATER THAN 4 WEEKS BEFORE THE BEGINNING OF YOUR HOLIDAY. N.B. Euro Cheques are accepted, but will incur a £10.00 bank charge, we recommend that overseas visitors pay by debit or credit card to avoid this charge. A booking made within 4 weeks of your holiday must be paid in full.

THE OCCUPANTS
No more persons may occupy the apartment than stated in the original booking form unless agreed in writing by the owners. Guests with walking difficulties should note that Lemain Garden Apartments are in an elevated position, with steps and sloping paths up to the ground floor apartments and further steps up to the first and second floor apartments. Guests concerned about the access to Lemain Garden Apartments should talk to Alan & Dee before making their booking.

NO SMOKING
We operate a NO SMOKING policy in all of our apartments. Guests are welcome to smoke in the grounds and on their balconies where applicable.

DOGS
Well-behaved dogs are allowed in some of our apartments by prior agreement. If you wish to bring your dog(s) please add £20 per dog to the cost of your holiday. Dogs are not allowed on any furniture or in the bedrooms and must not be left in the apartment unattended. Owners must keep their dogs under control whilst in our grounds and not allow their dogs to use the gardens as a toilet! Accidents should be cleared up immediately.

CANCELLATION
We strongly recommend holiday cancellation insurance (form available on request). The booking deposit is not returnable and if the apartment is not re-let you will have to pay the full balance due. Cancellations should be notified in writing as soon as possible so that we can try and re-let the apartment.

DAMAGE OR BREAKAGES
Please ensure that the apartment is left in a clean and tidy condition. Any damage should be reported to the owners immediately. You will be liable for damage or breakage's caused by you or your party or if any excessive cleaning is required.

HEATING & ELECTRICITY
Gas central heating and electricity is provided inclusive in the price.

LIABILITY
The owners do not accept liability for any personal injuries sustained by you or any member of your party (unless caused by the negligence of the owners or their staff) or for the loss, theft or damage of or to personal property howsoever caused, including motor vehicles. The owners are relieved of all liability should the accommodation reserved not be available due to circumstances beyond their control.

MISREPRESENTATION
All information given in these conditions and all relating literature or given verbally is offered in good faith and in the belief that it is true. The owners cannot accept liability if information becomes inaccurate due to reasons beyond their control.

LEISURE CLUB CONDITIONS
1. We include three group passes per apartment per week.
2. The Leisure Club is operated by a third party (The Hannafore Point Hotel) and therefore we can not guarantee the use of this facility.

Access Statement - Lemain Garden Apartments

Introduction

This Access Statement is a guide to help visitors decide if our apartments and facilities are suitable for their holiday requirements. If you would like any further information regarding accessibility, please contact us on 01503 262073

We have eight apartments within this Victorian Villa set on a hillside overlooking the sea. The building dates back to 1901 and was fully refurbished to the highest standard in 2009.

All visitors are welcome but due to our location and sloping terrain, the apartments may not meet some visitors’ access requirements.

Pre-Arrival

Bookings and enquiries can be made by e-mail, telephone or in person.

The nearest bus stop is a 2 minute walk away in front of Tom Sawyers Pub.

The nearest train station is Looe 1 mile away; this is a branch line to Liskeard which is 10 miles away.

If you arrive by plane we can provide details of car hire companies in the locality.

We offer baby high chairs and travel cots free of charge.

All our apartments are designated as no smoking.

We accept well behaved dogs in the following apartments; Duchy, Hannafore, Rame and Talland.

Arrival & Car Parking Facilities

On arrival please park in the allocated parking spaces at the front of Lemain Garden Apartments.

From the car park there are a series of steps and sloping paths to the apartments as follows:

At the right side of the car park you climb  9 steps then turn right and climb 2 steps onto a sloping path. This leads to 2 steps and a curved sloping path through the landscaped gardens. At the top of this path there are 4 steps that lead to a flat path that give two alternate routes. The first route to the left is up 1 step to a gently sloping path that curves around to the entrance of our Talland and Rame apartments. The second route, which is straight ahead, leads up 11 steps to the main terrace and to our Hannafore apartment. From the right side of the main terrace there are 21 steps up to the first floor and a landing and bridge that leads into the building to our St.Georges, Whitsand, Eddystone and Penthouse apartments. Carrying on from the half landing on the external steps, there are a further 13 steps to the second floor and to our Duchy apartment.

The Apartments – General

We have eight self-catering holiday apartments, all with stunning sea views in a fantastic location with generous off street parking. The apartments offer absolute luxury, having recently been refurbished to the highest standard. Lemain is fully insulated; double glazed and has individual central heating. Each apartment has a fridge freezer, microwave, dishwasher (except Talland), washing machine and tumble dryer, Wi-Fi internet access, digital TV in the living area and bedrooms and a music system and DVD player. Freshly laundered linen and towels, heating and electricity are included in the price of your holiday. Each apartment has its own balcony or sun terrace with garden furniture provided. Duchy 1 bedroom, sleeps up to 2 adults. Pets by arrangement.

A spacious one bedroom apartment, located on the second floor, with fantastic sea views of Looe Bay from the open plan living area and Looe Island from the bedroom.

Duchy is accessed as described above from the car park to its own private gated sun terrace.

The apartment is all on one level and offers flexible sleeping arrangements, with a super king size double bed (6') or twin beds (3') in the bedroom and space for a travel cot.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

Outside, Duchy opens on to the private sun terrace overlooking the sea.

Penthouse 2 bedroom, sleeps up to 4 adults.

A two bedroom apartment located on the second floor with fantastic sea views of Looe Bay, Looe Island and surrounding coastline. Penthouse has a balcony overlooking the whole of Looe Bay.

Penthouse is accessed as described above from the car park to the first floor bridge entrance. From here you walk through the communal hallway and turn right up 16 steps to the front door.

The apartment is all on one level and offers flexible sleeping arrangements, with a double bed (4'6”) and space for a travel cot in bedroom one and a super king size double (6') or twin beds (3') in bedroom two.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

The balcony can be accessed via French doors from the lounge.

St.Georges 1 bedroom, sleeps up to 2 adults

A one bedroom apartment located on the first floor with sea views of Looe Bay from the open plan living area and a sea glimpse of Looe Island (St.Georges Island) from the bedroom. St.Georges has a private sun terrace.

St.Georges is accessed as described above from the car park to the first floor bridge entrance. From here you walk through the communal hallway to the front door.

The apartment is all on one level and has a double bed (4'6”) in the bedroom.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

The private sun terrace is accessed from the bedroom outside door and is up 5 steps.

Whitsand 1 bedroom, sleeps up to 2 adults.

A spacious one bedroom apartment located on the first floor with fantastic sea views of Looe Bay and the surrounding coastline from the bay windowed living area and the double bedroom. Whitsand has a large balcony overlooking the whole of Looe Bay.

Whitsand is accessed as described above from the car park to the first floor bridge entrance. From here you walk through the communal hallway to the front door.

The apartment is all on one level and offers flexible sleeping arrangements, with a super king size double bed (6') or twin beds (3') in the bedroom and space for a travel cot.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

The balcony can be accessed via French doors from both the lounge and the bedroom.

Eddystone 2 bedroom, sleeps up to 4 adults

A  large two bedroom apartment located on the first floor, with fantastic sea views of Looe Bay right out to Eddystone Lighthouse from the sitting room and both bedrooms. Eddystone has balconies to the main bedroom and sitting room overlooking the sea and Looe Island.

Eddystone is accessed as described above from the car park to the first floor bridge entrance. From here you walk through the communal hallway to the front door.

The apartment is all on one level and offers flexible sleeping arrangements, with a king size double bed (5') or twin beds (2’6”') and space for a travel cot in bedroom one and a double bed (4'6”) in bedroom two.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

There are two balconies accessed via French doors from the lounge and the bedroom.

Hannafore 3 bedroom, sleeps up to 4 adults & 2 children.  Pets by arrangement.

A spacious three bedroom apartment, located on the ground floor, with fantastic sea views of Looe Bay, Looe Island and surrounding coastline from the bay windowed living area. Hannafore has a Victorian veranda, sun terrace and private garden.

Hannafore is accessed as described above from the car park to the main terrace. From here you enter the private decked garden up 3 steps across the decking to the front door.

The apartment is all on one level and offers flexible sleeping arrangements, with a king size double bed (5') and space for a travel cot in the master bedroom and double bed (4'6") in bedroom two and bunk beds (3') in bedroom three.

Hannafore has a family bathroom and an en-suite shower room to the master bedroom. The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath. The en-suite shower room has a 1000mm x 800mm shower cubicle and standard size pedestal wash hand basin and WC.

Outside, Hannafore opens on to the Victorian verandah and 6 steps down leading to the garden terrace overlooking the sea with patio furniture and sun umbrella. Hannafore also has a private decked garden accessed from the master bedroom and living area.

Rame 1 bedroom, sleeps up to 2 adults. Pets by arrangement.

A spacious one bedroom apartment, located on the ground floor, with fantastic sea views of Looe Bay, Looe Island and surrounding coastline from the bay windowed living area. Rame has a Victorian veranda and sun terrace.

Rame is accessed as described above from the car park to the path that leads to Talland and Rame apartments. From here you go up 2 steps onto the sun terrace and then up 6 steps to the Victorian verandah and to the front door.

The apartment is all on one level and offers flexible sleeping arrangements, with a king size double bed (5') or twin beds (2'6”) and space for a travel cot in the bedroom.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

Outside, Rame opens on to the Victorian verandah and 6 steps down leading to the garden terrace overlooking the sea.

Talland 1 bedroom, sleeps up to 2 adults. Pets by arrangement.

A one bedroom apartment located on the ground floor, with fantastic sea views of Looe Bay and Looe Island from the living area. Talland has a private sun terrace.

Talland is accessed as described above from the car park to the path that leads to Talland and Rame apartments. From here you go into the private gated garden and up 5 steps to the front door.

The apartment has one step between the kitchen and bedroom and offers flexible sleeping arrangements, with a super king size double bed (6') or twin beds (3') and space for a travel cot in the bedroom.

The bathroom has a standard size bath, pedestal wash hand basin and WC and there is a shower over the bath.

Outside, Talland opens down 5 steps on to a private garden and down 5 steps to a private sun terrace overlooking the sea.
